This business unit interfaces with all GGP 143 properties (Solely Owned, Joint ventured and 3rd party managed. The diverse projects of New Business are listed below.
Developed the framework to roll out Wi-Fi (802.11) networks in GGP malls that could manage a digital plasma network, temporary/permanent e-kiosks, high-speed data, security cameras etc.
Developed the GGP wireless teleco strategy that maximized income from GGP’s real estate. Lease options focused on rooftop antenna locations, stealth towers, neutral host systems and repeaters.
Worked with Dell computer to develop their mall kiosk program. GGP ended up with 23 locations that are still in operation.
Technology- Started the GGP consumer internet initiative (Mallibu)

Help start a new advertising company, Smartlite USA that will have to ability to meet the needs of a developer whose portfolio resides in secondary markets. The company’s focus needed to focus on selling advertising in secondary markets, 80% of GGP malls. Two entrepreneurs who were capitalized and willing to meet that challenge then created Smartlite.
Work with US Government to deploy mall strategies – HUD, US Navy, US Post Office
Microprocessors – Formulated a plan to facilitate in-mall cell phone communication in all GGP properties while at the same time generating income from telecoms.
Exterior antennas – Started process to add cellular antennas in areas that make sense. This includes towers, light pole retrofits and roof top mounted.
1994-1999 / General Growth PropertiesVice President Specialty leasing – Brought on board to re-structure and manage the specialty leasing program for GGP.
Grew specialty leasing revenues 966% in five years.
Deployed RMU’s (Retail Merchandising Units in all GGP malls, including 3rd party owners, which had to be individually sold.
Wrote the GGP specialty Leasing manual and set criteria for all specialty venders.

1988-1994 / The Cafaro CompanyDirector of Specialty Leasing – Temporary leasing was just starting to evolve in enclosed malls. The industry in general did not buy into the idea of leasing common area space let alone inline space. The portfolio consisted of 17 enclosed malls and 42 Strip Centers with 23 Million square feet of leaseable area. The following are some of the accomplishments achieved at Cafaro:
Grew specialty Leasing program revenues by 1000% over 6 years.
Started the first temporary Tenant Conference with Crown American in York PA (Before ICSC). Operated the conference independently for two years then turned it over to ICSC as it grew too large. Remained on the program committee till 1998 co-chairing the conference in 1993 & 1994.
Developed a centralized system to drive sales / rents in all malls and plazas.
Created a specialty retail area at Millcreek Mall in Erie PA for unique retailers out of a “dead” retail area 55,000 square feet. Average rents at $42 sq ft.
Created a specialty retailer database of 1,200 retailers.
Managed a leasing team of four.
Developed trash hauling program to handle refuse at all Cafaro malls. Increased income from $0 to $3.8 Million
